Persistent complex-wide problems call for a specialist.
When a tenant is still calling after three treatments, when the board expects an answer, and when a paper guarantee no longer settles the matter: that is when KB Solvers comes in. Structural, discreet, VCA-certified and properly documented. By true-blue Amsterdammers who know your type of building by heart.
Book an inspectionWhy associations call us in
A housing association or HOA facing rat trouble does not have one problem but three at once: the building, the tenant and the communication. A standard pest controller usually addresses only the first, and does so with poison. For an association that rarely produces a durable outcome and often raises more questions.
Our approach fits how an association or property manager works:
- Structural inspection with a written report that can be circulated internally.
- No biocides, so no notification duty and no liability when children or pets are involved.
- A clear plan with expected duration, interventions and follow-up moments.
- Discreet staff with respect for residents.
- Geared to multi-unit settings: stairwells, basement boxes, crawl spaces, roof gardens.
Typical situations we are called for
- A tenant who keeps reporting issues while standard pest control produces no lasting result.
- A stairwell or complex where the trouble jumps from address to address.
- Basement boxes, bicycle storage or storage units where traces are reported.
- Roof gardens and inner gardens that host rat colonies.
- Renovation projects where the transition between old and new work opens up access routes.
- An HOA wanting a second opinion on a proposal that consists of only poison and a subscription.
What you receive from us
After the inspection you receive a report that includes:
- The situation found per address or unit.
- The likely access routes and their structural causes.
- Recommended interventions, split into immediate control and durable sealing.
- Duration and cost estimate.
- Recommended follow-up moments.
The report can be shared with the tenant, board, surveyor or insurer without translation.
Working with a construction perspective
Maarten Cok spent fifteen years in construction before moving into pest control. For an association this means: you get someone at the table who understands both the animal and the building fabric. Whether it is a pre-war stairwell in the Spaarndammerbuurt or a post-war terrace in Noord, the approach is aimed at the building itself.
What we do not do
- We do not use biocides.
- We do not give a paper guarantee that everyone knows is signable but not enforceable.
- We do not push a subscription that locks clients in for years without concrete performance.
- We have no 24/7 call centre. We schedule inspections on working days. Think first, act after.
Advisory work and second opinions
A large part of our work for associations and HOAs consists of advice. Not direct treatment, but assessment of something:
- A persistent file the board wants an answer on.
- A second opinion on another pest controller's or contractor's quotation.
- A structural assessment of a complex ahead of maintenance or renovation.
- Protocol or policy advice on how internal reports are handled.
Advisory work is strongly situation-dependent. In practice these projects run from €2,500 to €5,000, depending on scope, number of properties and reporting depth. You receive written conclusions that can be passed straight to the board, contractor or insurer without translation.
Policy advice and prevention
Beyond incident handling we advise managers and boards on rat prevention in their procedures:
- How an initial complaint translates into a first response.
- Which structural inspections can become part of standard maintenance.
- How communication to tenants can be set up so the issue does not escalate.
- Which questions to ask the contractor when planning facade work or crawl-space refurbishment.
